How Quickly Are Homes Selling in Cupertino, Sunnyvale and Saratoga—and How Often Below Asking?
A 90-day contract and sales analysis | October 21, 2026
By Ramesh Rao | Coldwell Banker Realty
Homes in these three Silicon Valley markets are following different paths to contract. In the supplied dataset, Sunnyvale has the shortest typical marketing period and the smallest share of sales below asking. Cupertino sits between Sunnyvale and Saratoga, while Saratoga shows a wider range of marketing times and more frequent discounts.
This analysis covers 254 listings: 204 closed sales and 50 pending or contingent contracts. The export’s recorded Sale Date field spans July 23–October 20, 2026. Reported days on market (DOM) measures the marketing period used here; it is separate from the time between contract and closing.
The numbers at a glance
| Measure | Cupertino | Sunnyvale | Saratoga |
|---|---|---|---|
| Total listings in supplied sample | 72 | 125 | 57 |
| Closed sales | 52 | 105 | 47 |
| Pending or contingent | 20 | 20 | 10 |
| Listings in trimmed timing analysis | 59 | 104 | 50 |
| Median days to contract, trimmed | 9 | 7 | 15.5 |
| Average days to contract, trimmed | 16.3 | 8.4 | 26.1 |
| Under contract within 14 days, trimmed | 64.4% | 92.3% | 48.0% |
| Closed sales below last recorded list price | 30.8% | 17.1% | 40.4% |
| Below-list sales / all closed sales | 16 / 52 | 18 / 105 | 19 / 47 |
Timing figures exclude zero or missing DOM and city-specific statistical high outliers. Price percentages use all closed sales with valid prices, including timing outliers. These are different denominators.
Cupertino: a nine-day median, with a meaningful slower-moving segment
Cupertino’s trimmed sample contains 59 listings. The median marketing period is 9 days, and the average is 16.3 days. The higher average suggests a slower-moving group stretches the timeline beyond the typical listing experience.
Of these 59 homes, 21 (35.6%) reached contract within seven days, 38 (64.4%) within 14 days, and 49 (83.1%) within 30 days. Among the retained records, closed sales had a median DOM of 11 days; pending listings had a median of 8.5 days.
Pricing results are more mixed than a quick contract timeline alone might suggest. Of 52 closed sales, 16 (30.8%) sold below the last recorded list price, 4 (7.7%) at list, and 32 (61.5%) above list.
Among the 16 below-list sales, the median discount was 3.8%, and the median dollar shortfall was $104,000. These are separate medians across the discounted transactions, rather than a single representative sale. Across all Cupertino sales, the median sale-to-list ratio was 102.2%.
What this suggests: Cupertino can produce a contract within roughly one to two weeks for many listings, while still leaving room for negotiation on a substantial minority of completed sales. A fast market does not give every property the same pricing power.
Sunnyvale: the fastest contract pace and the fewest below-list closings
Sunnyvale’s trimmed sample contains 104 listings, with a median marketing period of 7 days and an average of 8.4 days. The middle half of these listings reached contract in 7–9 days.
Within this trimmed group, 57 homes (54.8%) reached contract in seven days or less, and 96 (92.3%) did so within 14 days. Both the retained closed-sale group and the retained pending group had a 7-day median.
Of 105 closed sales, 18 (17.1%) sold below the last recorded list price, 6 (5.7%) at list, and 81 (77.1%) above list. The median sale-to-list ratio across all closed sales was 106.5%.
Among below-list transactions, the median discount was 2.6%, and the median dollar shortfall was $61,000.
What this suggests: Sunnyvale has the strongest combination of short marketing periods and above-list outcomes in this sample. However, the trimming rule removes every Sunnyvale listing above 20 days. The 92.3% two-week figure therefore describes the central, trimmed group; it should not be presented as the percentage of all Sunnyvale homes that sell within two weeks.
Saratoga: a longer runway and more frequent discounts
Saratoga’s trimmed sample contains 50 listings. The median marketing period is 15.5 days, and the average is 26.1 days. The middle half spans 8–37.25 days, a much wider range than Sunnyvale’s.
Of these 50 homes, 11 (22.0%) reached contract within seven days, 24 (48.0%) within 14 days, and 33 (66.0%) within 30 days. The retained closed sales had a median DOM of 14 days. The eight retained pending listings had a median of 20 days; one retained contingent listing recorded 35 days.
Of 47 closed sales, 19 (40.4%) sold below the last recorded list price, 1 (2.1%) at list, and 27 (57.4%) above list. The median sale-to-list ratio was 100.9%.
Among the below-list sales, the median discount was 3.7%, and the median dollar shortfall was $198,000.
Saratoga also has a different price mix: its median closed-sale price was $4.20 million, compared with $3.28 million in Cupertino and $2.825 million in Sunnyvale. This analysis does not adjust for price, condition, size or location, so the city differences cannot be attributed to demand alone.
Original asking price reveals another layer
Selling above the latest asking price can still mean selling below the original asking price after a reduction.
| Closed sales below asking | Cupertino | Sunnyvale | Saratoga |
|---|---|---|---|
| Below last recorded list price | 16 / 52 = 30.8% | 18 / 105 = 17.1% | 19 / 47 = 40.4% |
| Below original list price, where available | 18 / 50 = 36.0% | 20 / 103 = 19.4% | 20 / 47 = 42.6% |
Four closed sales lack an original list price and are excluded only from that comparison. Across all three cities, 53 of 204 closed sales (26.0%) finished below the last recorded list price.
These comparisons measure price relative to asking. They do not establish whether a buyer paid above or below market value, and they do not account for concessions or repair credits.
How unusual data was handled
No duplicate MLS numbers were found, and all 204 closed sales had positive list and sale prices. High-priced estates were retained: a high price alone is not a data error.
For the central timing analysis, 16 zero-day records were excluded because they do not show a measurable period of public marketing. Their cause cannot be established from this export. Two records with missing DOM were also excluded. For the remaining positive DOM values, each city’s upper outlier threshold was calculated as the third quartile plus 1.5 times the interquartile range.
| Timing exclusions | Cupertino | Sunnyvale | Saratoga |
|---|---|---|---|
| Zero-day records | 8 | 5 | 3 |
| Missing DOM | 1 | 1 | 0 |
| Upper statistical threshold | 57 days | 20.75 days | 107.375 days |
| Records above threshold | 4 | 15 | 4 |
These statistical outliers may be valid transactions. They were removed only from the trimmed timing view, and retained in the price analysis. To show their effect, here are the results before trimming:
| Timing measure | Cupertino | Sunnyvale | Saratoga |
|---|---|---|---|
| All reported DOM: median/average | 8 / 18.0 days | 7.5 / 12.3 days | 16 / 33.1 days |
| Positive DOM, including long outliers: median / average | 11 / 20.3 days | 8 / 12.8 days | 18 / 34.9 days |
| Trimmed positive DOM: median/average | 9 / 16.3 days | 7 / 8.4 days | 15.5 / 26.1 days |
Reported DOM was used consistently rather than substituting date differences: 16 of 252 records with DOM do not match the calendar interval from Listing Date to Sale Date. Listing-history details would be needed to resolve those discrepancies. Cities were assigned by ZIP code: 95014 to Cupertino; 95070 to Saratoga; and 94085, 94086, 94087 and 94089 to Sunnyvale. Municipal boundaries were not independently verified.
This is a sample of homes that reached contract or closed. It excludes active, expired and withdrawn listings, so it cannot estimate how long every homeowner should expect to wait or the probability that a newly listed home will sell. Property type and school boundaries are not identified in the export; these findings should not be described as a Monta Vista-specific analysis.
What these results mean for your next move
The central contract timeline runs from about one week in Sunnyvale, to nine days in Cupertino, to just over two weeks in Saratoga. Yet the untrimmed figures show that some sellers experience a substantially longer wait.
The pricing story is equally specific: about one in six Sunnyvale sales, three in ten Cupertino sales, and four in ten Saratoga sales closed below the latest asking price. Your home’s likely outcome depends on its competitive set, rather than the city median alone.
