For many Silicon Valley families, purchasing a home is also an investment in education.

School attendance areas influence:

  • Long-term appreciation

  • Competition during the spring selling season

However, school boundaries are only one component of value. Neighborhood character, commute, home condition, and lot size all influence buyer decisions.

Monta Vista High Attendance Area

Among the three attendance areas analyzed, Monta Vista recorded the highest median sale price at approximately $3.55 million.

This premium reflects:

  • Estate-sized properties

  • Mature neighborhoods

  • Extremely limited inventory

Interestingly, Monta Vista homes averaged 20 days on market, longer than Lynbrook.

One of the biggest misconceptions about Cupertino real estate is that every neighborhood behaves the same simply because the homes share a Cupertino mailing address. After working in this market for many years, I’ve found that each school attendance area has its own character, buyer profile, and long-term value proposition.

Monta Vista High has consistently maintained some of the highest home values in Cupertino. Its reputation for academic excellence, larger homes, spacious lots, mature tree-lined streets, and established luxury neighborhoods continues to attract executives, entrepreneurs, and families planning long-term ownership. Many buyers are willing to pay a premium for the combination of prestige, privacy, and lifestyle that the Monta Vista area offers.

The Cupertino High attendance area tells a different story. While lot sizes are generally smaller, many older homes have been replaced with newer, larger custom residences over the past two decades. The area’s proximity to Apple Park and Apple’s Infinite Loop campus makes it especially attractive to Apple employees and other technology professionals who value a short commute. This ongoing redevelopment has created a unique blend of established neighborhoods and modern homes, contributing to strong buyer demand and the highest median price per square foot in my recent MLS analysis.

The Lynbrook High attendance area is unique because it extends beyond Cupertino.
